In October 2024, a proposal to demolish the property and build a 10 bed HMO at 104 Alder Road, which sits at the junction of Alder Road and Herbert Avenue, was approved by officers.

In September 2025, an application to vary the previously approved development was submitted to build a 16 bed HMO instead.

Objections to the variation plans were submitted by 38 residents who were concerned that the development would increase parking pressure, traffic congestion, and would change the character of the area.

The proposal was heard at a planning committee meeting on April 2.

Matt Annen, on behalf of the applicant, told the committee the development is going to be marketed at professional and offers a cheaper alternative for residents.

Councillor Tony Trent, who called in the application, raised concern about vehicles wanting to access the property and the 60 per cent increase in occupancy.

Members of the committee had the chance to ask questions about the number of people, soundproofing and the landscaping of the site.

Little debate was had on the proposal, and the committee approved the variation in a unanimous vote.
