Located in Upton, near Poole, the 110-acre freehold site sits north of the A35, west of Roman Road, and at Upton Heath.

Offered by Town & Country Property Auctions, the auction will take place as part of a wider public auction hosted online, with bidding beginning at 10am on April 29.

The auction house said interested parties must register to bid and download the legal pack before taking part.

The property includes mineral extraction rights granted through planning permission, originally approved in 1950 and valid until approximately 2047.

A spokesman for Town & Country Property Auctions said: “In our view, it would be ideal for the land to be acquired by a local authority or a wildlife trust, in order to help preserve and protect what is a valuable natural habitat for local wildlife.

“That said, as the property is being offered at auction, all interested parties are welcome to bid.

“We would love to see the land retained and protected for the benefit of the wider community and future generations; however, the process remains open and transparent to all prospective buyers.”

Estimated to reach between £300,000 and £500,000 plus fees, the site also features a lake and is already open for viewing by the public ahead of the auction date.

Interested parties are encouraged to explore the land in person to assess its full potential.

Lane access to the property is identified using what3words as “tame.camps.ballots,” with the main entrance point listed as “inspector.study.lake.”

According to Town & Country Property Auctions, the site’s value not only lies in its mineral rights but also its environmental importance as a stretch of heathland, prompting calls for its preservation.

The auction house suggested that if the land is acquired by a conservation focused organisation, it could be protected for wildlife and public enjoyment into the future.

However, with the auction open to all, commercial investors also have an opportunity to secure the site.

While mineral extraction remains a key factor in its planning use, the long-term vision for the land will ultimately depend on its new owner.
