Developer McCarthy Stone is seeking permission to build 50 apartments and two detached homes at Boorley Green, near Southampton.
The scheme is aimed at people aged over 60 and forms part of efforts to meet growing demand for later-living accommodation.
The development would be located off Winchester Road in Botley, within the wider Eastleigh borough, an area which has seen significant housing growth in recent years.
The site, once on the edge of the village, is now surrounded by modern residential development and sits close to transport links, including Hedge End railway station and the M27.
Plans include a mix of one- and two-bedroom apartments within a single building, supported by communal facilities such as a residents’ lounge, reception area and landscaped gardens.
Two three-bedroom houses are also proposed for the southern part of the site.

The application has seen support from a number of residents, including Dave Diaper who added: “This is a great opportunity to create a hub for our older residents.
“If this planning application is approved, it will clearly provide more jobs in the area, with the onward residence undoubtedly helping to contribute towards local businesses.”
Designers say the scheme has been carefully developed to reflect the surrounding area, with two-storey frontages along Winchester Road to maintain a domestic scale, while a three-storey section is set within a central courtyard.
The layout also prioritises shared green space, with a central garden intended to encourage social interaction and reduce isolation among residents.
The proposal follows an earlier scheme for the site which was recommended for approval but ultimately refused due to issues over developer contributions.
Planning documents highlight the wider benefits of retirement housing, including freeing up larger family homes and supporting local housing supply.
Eastleigh Borough Council is set to make a decision on the proposal by June 12.
