Hadley Property Group has secured planning approval for a major mixed-use redevelopment of the former headquarters of GSK in Brentford, west London.
Hounslow Council’s planning committee has approved the developer’s proposals to transform the site at 980 Great West Road into a large-scale mixed-use neighbourhood delivering more than 2,300 homes alongside significant commercial and community space.
The retrofit-led scheme will repurpose elements of the existing campus while introducing new residential and mixed-use buildings. More than 300,000 sq ft of commercial, community and educational space will also be delivered as part of the development.
A key element of the proposals is the retention and reuse of parts of the existing structure. The basement and substructure of the original GSK campus will be retained, shaping the overall masterplan, while two existing buildings – including the high-rise tower – will also be preserved.
Hadley said the approach to retrofit and reuse would deliver significant environmental benefits, estimating that it would save more than 34,500 tonnes of carbon compared with a full demolition and rebuild.
In total, the scheme will deliver 2,324 new homes, including a mix of market housing and specialist accommodation.
Of the homes planned for the site, 227 will be for social rent and 90 for intermediate rent, alongside 506 purpose-built student accommodation beds and 296 co-living units. In total, the scheme provides 22% affordable housing by habitable room.
The development team is led by Haworth Tompkins as masterplan architect, supported by Studio Egret West, Metropolitan Workshop and DRMM as plot architects.
Other members of the project team include Walsh as structural engineer, TPS as project manager and Gardiner & Theobald as quantity surveyor. Buro Happold is providing mechanical, electrical and plumbing engineering alongside sustainability and services engineering.
